What kind of lease do you offer?

We offer long‑term company let or commercial leases (typically 3 to 5 years). These are not Assured Shorthold Tenancies (ASTs), which helps provide more stability and security for landlords.

What does “guaranteed rent” mean? Will I always be paid even if the property is empty or the tenant is late?

Yes. Rent is paid on time, every month, and is backed by government / supported living / housing association agreements. So, you won’t need to chase arrears or worry about void periods.

What maintenance / repair responsibilities will I still have?

None during the lease. We take full responsibility for all maintenance and repairs — routine, wear‑and‑tear, emergencies. Your role is hands‑off once the lease begins.

What condition will my property need to be in before the lease starts? What if it isn’t ready?

If your property is already “market ready,” great. If not give us a call as we may be able to carry out light refurbishment to bring it up to standard—so it meets the requirements of local authorities, housing associations or supported living providers we work with.

How do you ensure the property is handed back in good condition? Could there be damage or extra costs at the end of the lease?

The property will be returned at the end of the lease in the same condition—or even better—than when it was first handed over. We maintain it consistently throughout the lease term to avoid surprises.

How do you handle tenant issues, inspections, or rent collection?

We fully manage all aspects: collecting rent, dealing with inspections, handling day‑to‑day property administration, etc. Landlords don’t need to worry about the usual management burdens.

Can I use this service if I have multiple properties (a portfolio)?

Yes. Whether you have a single property or a large portfolio, we can partner with you. We aim to simplify property ownership and provide stable income regardless of scale.

What happens if the property needs major works or there are emergencies?

All repairs, both big and small will be covered under the terms of your lease, throughout the entire lease term—including emergencies. You don’t need to step in.

What’s involved in the process to get started?

The steps are:

  2. We assess whether it meets partner requirements (and if needed, organise light refurbishments).
  3. We draft and agree the commercial lease (3‑5 years).
